Keep each process separate in your head
- Visa or visa-free entry: your right to enter or stay for the applicable visitor period, nothing more.
- Residence permit: its own separate application, based on an accepted purpose and supporting documents.
- Work permit: a separate authorization tied to lawful employment. Residence alone doesn't automatically give you the right to work.
- Address registration: officially recording your address once you already have the right status and documents in place.
- Rental or notary documents: proof of housing that can support an application but doesn't by itself guarantee approval.
Check whether your neighborhood is 'closed' before you sign anything
Türkiye caps how many foreign residents can be registered per neighborhood (mahalle) — once the registered-foreign-resident share passes 25% of the local population, that neighborhood stops accepting new address registrations and residence-permit applications, no matter how complete your documents are. It's a hard, mechanical trigger, not a case-by-case decision. As of mid-2026, roughly 1,169 neighborhoods nationwide have been closed at some point — some, including parts of Esenyurt, Fatih and Küçükçekmece in Istanbul, reopened on June 10, 2026. The list has stayed broadly stable since spring 2025, but it can still shift, so check the current status of your specific street before you sign a lease, not after. There are also reports of more in-person visits to verify that registered addresses are actually lived in — a closed neighborhood isn't the only risk; an address you're not really living at is another.

Rough numbers to expect — but verify before you pay
Income-proof for a short-term/tourist-adjacent residence permit currently runs around 1.5x the Turkish net minimum wage per month for a solo applicant (roughly 42,100 TL, about $700–900), plus 1x minimum wage for each additional family member — property owners are generally exempt from this requirement. Renewals need 3 months of stamped Turkish bank statements even when some first-time applications don't. Government permit fees move fast, too: on April 29, 2026 the fee (harç) jumped by as much as 930% for most nationalities, then was fully reversed the very next day. As of this check, the fee plus the fixed 964 TL 'belge bedeli' runs roughly 17,700 TL for 6 months, 31,100 TL for 12 months, 57,900 TL for 24 months, and 84,700 TL for 36 months for most Western nationalities — but given how fast these numbers have moved before, confirm the current figure on e-ikamet the same day you plan to pay rather than budgeting off any guide, including this one.
Renewal means a fresh document check, not a rubber stamp
Don't assume a past tourist or short-term residence permit will renew automatically. Recheck the accepted purpose, any district or address restrictions, the document list, timing, and required evidence before every single renewal. Keep proof of your submission date and any official notification you get.
One concrete thing that's easy to get wrong at renewal: immigration accepts your existing rental agreement — you don't need a freshly notarized contract every year. What actually matters is that your address is correctly recorded on your paperwork and that utility or rent receipts are issued in your own name, not the landlord's or a previous tenant's. Knowing this in advance stops you from being talked into an unnecessary re-signing (and a new notary fee) at renewal time.
Freelancing on Fiverr, Upwork or similar? Know this before you renew
Turkey's tax authority (RAGM) audits freelance income that arrives through platforms like Fiverr and Upwork. If your freelance-platform account is linked to your Turkish ID or tax number and payments land directly in a Turkish bank account, you risk being flagged as working in Turkey without a work permit — which can trigger an unexpected Turkish tax bill and put your residence-permit renewal at risk, since it gets treated as illegal work. The safer pattern people report: get paid to a home-country account first, then transfer the money to Turkey afterward as personal funds, rather than letting the platform pay a Turkish account directly.
If you're Iranian or Persian-speaking
Persian-language community messages show the same confusion coming up again and again: tourist-residence approval, renewal timing, notary requirements, address registration, work permits, and original documents still sitting back in Iran. Ask any intermediary to spell out, in writing, the exact official residence ground, the current government requirements, and every fee involved. Keep control of your own application account and copies of everything you submit — don't hand that over to anyone.
Red flags that mean walk away
Don't pay for a vague promise
- They promise guaranteed approval or renewal without ever reviewing your legal ground or documents.
- They won't break out official fees, notary, translation, insurance and their own service charge separately.
- They keep the application account, your originals, or receipts away from you.
- They only communicate through voice messages and refuse to put the service description or refund terms in writing.
